Every successful project starts with listening. During your initial consultation, we learn about your wants, needs, goals, and how you plan to use the space.

We will consult with the tenant and property manager to ensure mutual objectives are clearly identified and met. In addition, we will identify and discuss any compliance concerns.

Once we understand the vision, we study what it will take to bring it to life and secure all the required permits. This includes reviewing all state and federal codes and compliance (medical, food service, etc.), structural requirements, plumbing and electrical considerations, material options, and overall project feasibility.

Our team evaluates whether the existing space can support the requested changes and what may need to be moved, reinforced, upgraded, or reworked. We also research and review the project goals, layout direction, construction materials, finished goods, and any additional considerations that could affect the final design. This step gives you another opportunity to ask questions, add ideas, and confirm the project is moving in the right direction.

With the vision, research, and materials aligned, we create the renderings that bring the project to life visually. Depending on the scope, this may include 2-dimensional plans, 3-dimensional renderings, and virtual walkthroughs.

During this stage, we conduct a scalability study to confirm that selected fixtures, furnishings, doors, appliances, equipment, and other key elements will fit and function properly. We also consult with trusted partners, including architects, engineers, and designers when needed, to double-check details before construction begins.

We believe in a collaborative, transparent building process. We will work closely with all local authorities like the Department of Health and the Fire Marshal, conducting courtesy walkthroughs throughout the build.

Upon completion, we will convey the Certificate of Occupancy so the tenant can apply for their business license.

We’ll conduct a thorough final walkthrough with the Department of Health and the Fire Marshal – accompanying them the entire time to field any questions they may have to ensure compliance.

After the final walkthrough with the authorities is completed, we will conduct a final walkthrough with the tenant and property manager to ensure all expectations of the build have been met.
